The effectiveness of CSR and sustainability performance in the building and construction industry has been challenged with their limitations, which include being decorative, hefty cost and unrealized value for investment. Being able to align the financial interests of tenants and landlord, Green Lease is explored in this paper as a progressive approach to drive substantial improvement by changing consumption behavior. Existing practice in Australia, UK and Canada are reviewed to provide background for Green Lease development. A key enabler for Green Lease - legal sub-metering - is identified for the program to succeed. A case study is provided under the framework of main Green Lease components: green features, sustainable management and financial incentive. It is the author's contention that the openness of electricity markets and sustainability awareness are two major obstacles for Green Lease to roll out in Asia.
